Responsible for all day-to-day building operations and infrastructure for all buildings.
Ensure all staff members have adequate resources to perform all aspects of work required.
Ensure all staff are adequately trained to safely perform all required job functions and that competency records are maintained.
Ensure compliance with all corporate policy procedures in the facility.
Oversee costs and expenses to meet/exceed budgeted financial expectations for the facility.
Maintain an “open door policy” and communicates with all staff and management to promote empowerment and accountability.
Manage all work related to the maintenance of buildings including but not limited to HVAC, plumbing, electrical, custodial and security of all buildings.
Oversee and provides event coordination. Ensure proper scheduling of set up and take down for meetings outside on property.
Keeps buildings safe by making sure they meet building code requirements.
Develop and maintain a relationship with all contractors and vendors ensuring efficient facility operations.
Manage contractors and vendors as they relate to maintenance.
Work with EHS on implementation of procedures for handling, storing, safekeeping, and removing of hazardous materials.
Review local operations for all aspects of the continuous improvement process.
Maintain operating efficiency of processes and equipment and to diagnose problems and malfunctions.
Recommend measures to improve testing procedures, use of equipment, and needs for new equipment.
Ensure practices meet or exceed company policy and industry standards.
Maintain time, training, and calibration records.
Assists with maintaining building security and immediately responds to building emergencies on a 24-hour basis – on call responsibilities
Solicit bids and quotes from vendors as needed or directed
Is an administrator of a CMMS system, delegating tasks to technicians and other team members. Also, comfortable with entering system data and providing the overall system administration.
Schedule one on one meetings with technicians to track their weekly work and open tasks.
The Site Lead is heavily involved in material handling: forklifts, chargers, docks, pallet racks, bins, doors (bi-parting, high speed, roll up), waste management, landscape, wall mounting/repair, FLS maintenance, IMP construction/repair, food safety improvements, refrigeration maintenance, redundant power infrastructure, roofing, storm water management, some data cabling efforts, installation of badge readers, locks/hardware/keys, PPE ordering, etc.
Bachelor’s degree from four-year college or university or a minimum of 5-7 years related experience and/or training; or equivalent combination of education and experience.
Valid drivers license required.
Ability to read technical procedures, or governmental regulations.
Ability to write reports and procedure manuals.
Ability to effectively present information and respond to questions from groups of managers, staff and the landlord.
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals for proper media and buffer making.
Ability to define problems, collect data, establish facts, and draw valid conclusions.
Above average “people skills” – working across functions, teams and personalities
Excellent communication skills
Computer literate (MS Office), equipment related software, email etc.
