Job Description

We started Blokable in 2016 to change the way housing is developed, built, and owned, and to create a new way to convert land into housing. Our proprietary Blokable Building System (BBS) unlocks previously unavailable efficiencies through standardized, prefab housing components called Bloks, which can be combined and stacked into a variety of configurations, including high-density, multi-story residential. The combination of our prefab system with our vertically integrated design-build development model enables Blokable to deliver large scale, high quality, low-cost, human-centric housing solutions into regions suffering from the lack of housing options.

At Blokable, we approach development differently, reimagining how to develop low cost high quality housing by eliminating much of the inflated costs during the development process. At Blokable we're vertically integrated, which means we are always both the developer and the prefabricated building manufacturer, and in many cases also the long term owner. This gives us control over cost and schedule and aligns interests across the project. It also means we lead the project coordination and design from early planning through to site preparation, Blok delivery, project certificate of occupancy, and facilities management after the project is completed.

For the past 3 years, we have relied on external professional teams to lead much of our architecture and engineering development. We are now bringing many of these capabilities in-house and growing our internal team in order to develop stronger design to manufacturing workflows across multiple projects, teams, factories, and regions as well as to better manage our 3D design assets, databases, software, and hardware. We’re looking for leaders, innovators, and gurus in the building information modeling industry to execute the development of our BIM processes and assets for building and executing the future of 3D CAD and design for the prefabricated housing industry.

A bit more about the product:

  • The Blokable Building System is a precise, high-performance volumetric assembly that ships out of the factory 95% complete and requiring a minimum of site work to install and finish.
  • We use structural and non-structural steel for multi-story structure, non-combustible walls, floors, and ceilings, and have an internally engineered hardware and software platform that allows owners to monitor building safety, security, and performance in real time.
  • We currently build out of our 50,000 sq. foot factory in Vancouver, Wash., and are soon expanding to a 300,000 sq ft.+ factory and R&D center in the Sacramento area where this role would be located.
  • We're currently building manually and adding manufacturing process as we expand our production capacity.

Blokable Role Description: BIM Modeler / Designer

We are looking for a BIM Modeler / Designer in our Sacramento location to contribute to the development of the Blokable Building System, including Blok design and engineering, manufacturing, and construction processes. The position will require proficiency in 3D modeling software and a collaborative spirit to coordinate complicated building systems integration across multiple teams and processes. This position will report to the Sr. BIM Technology Manager

Essential Duties & Responsibilities

  • Work as a member of the Product BIM team to develop detailed 3D modeling of the Blokable Building System, including architecture, mechanical, electrical, and plumbing systems
  • Work with the Sr. BIM Technology Manager to develop modeling tasks and timelines.
  • Coordinate with other internal Product Team and external AEC disciplines in collaborative 3D environments.
  • Manage multiple task workflows with different project teams.
  • Organize the BIM/CAD environment and maintain all related documents.
  • Generate robust BIM families to ensure 3D assets create data-rich product designs and efficiently inform supply chain and manufacturing processes.
  • Coordinate with the BIM and Product team to develop and maintain BIM standards.
  • Proactively provide input to collaboratively improve standards.
  • Support the development of technical product initiatives and strategies

Required Skills & Experience

  • 2-5 years of using BIM/CAD software, including experience detailing multi-family residential or commercial & industrial buildings
  • Associate's or bachelor's degree in AEC or technical/CAD design
  • Working knowledge of all building systems and their interactions with one another
  • Ability to apply new technology, software, and scripting to BIM processes
  • Interest or experience with prototyping and developing new products or design concepts
  • Familiarity with industry standard design tools (Revit MEP, AutoCAD MEP, Navisworks, etc.)
  • Ability to develop precise design content efficiently with Revit MEP software
  • Experience working with Revit, AutoCAD
  • Experience in Dynamo, Navisworks, Rhino or Solidworks a plus.

This job will be based in the Sacramento area.
